Infill Development

European Tradition meets Classic Design

This 3000sf “Classically Modern” home was built on a 25′ wide infill lot in the vibrant Vancouver neighborhood of Main St/Mt. Pleasant. This single family home with separate suite was built using traditional materials in a modern context, and achieved an energuide score over 80.

The project featured energy star appliances (yes, even that amazing fridge), an efficient heat pump with A/C, complete HRV system, energy monitoring system & complete solar prewire. Efficient fixtures & CFL bulbs were used throughout. The property has a walkscore of 88 and has a detached garage w/additional parking. The home was completed in 2012 and has now been sold.

Beachaus II SOLD

Now that’s a great sign. After a few months on the market and a number of interested parties we are pleased to announce that Beachaus II has now been sold. Please note that there will not be any further open houses at this property.

Congrats to the new owner of Beachaus II, welcome to the InHaus family! We hope you enjoy your brand new LEED Platinum home.

Canada’s Most Walkable City

Walkscore recently ranked all of the major Canadian cities for their walkability, and Vancouver came out #1. Check out this link for an interesting interactive “heat map” showing walkable corridors throughout the lower mainland.

Did you know that the average resident of a walkable neighborhood weighs 6-10 pounds less than someone who lives in a sprawling neighborhood? Cities with good public transit and access to amenities promote happiness. Over 82% of CO2 emissions are from burning fossil fuels, your feet are zero-pollution transportation machines.

Research also shows that a single point of Walk Score can be worth up to $3,000 of increased value for your property. Read the research report here.

Certified Green Home Values Outperform By 30%

Over the past four years we have been following the development of a number of single family “green” homes in Portland, Oregon. Portland pretty much boasts the highest concentration of certified homes (ie: LEED, Earth Advantage, Energy Star) in the northwestern US. As these homes have been built, sold, and even resold, a strong pattern is emerging that the resale values of certified green homes dramatically outperform standard non-green homes of similar age and size.

According to the Earth Advantage Institute, existing homes with sustainability certification sold for an amazing 30 percent more than homes without. This isn’t an overnight phenomena, as the resale data shows the values have been increasing year over year, for the last 4 years that they have been able to track the data. To read the report, visit this link.

We feel that this is great news for our prospective home buyers. Not only do they have the knowledge that they live in a low-impact, ultra efficient & high quality home – they can also be assured that they made a wise investment from a future resale perspective.
